A 25x10 meter swimming pool in front of the main lobby has been finished and opened for usage by mid January. We are now in the process of renovating, upgrading and putting more air conditioners into the fitness center.


Parapets with concrete panels, stainless steel rails and plant boxes for phase III pool villas have been completely installed. Creeping plants and flowers will be planted to enhance the atmosphere of terraced gardens along the 60-meter long water body.

Management
We regret to inform you after two years of service with the company; Kuhn Pomme Patiphat has resigned in order to pursue his interests in engineering. We wish him well in his future endeavors. Khun Sombat (John) who has more than 25 years of experience in project management and property joined us and will replace Khun Pomme’s position as building manager effective 1st April, 2011.

Billboards have been displayed in the Pattaya bypass road and various locations along Sukumvit Road e.g. Wong Amart, Mid-Pattaya, and Jomtien.

Presently, the property market in Pattaya is gradually improving. At the low end (1.5-6 million Baht) price range condominium sales has become more active. We are hoping the high end will become more active soon.

More trees have been planted between the new swimming pool and fitness center to provide shade next to the sun terrace of the pool.
To improve television and audio reception, a contract for installation of main dish at roof top has been signed on March 23rd, 2011 with True Visions. They will come to install a satellite disk and auxiliary system and make the TV UBC Channels available before end of April. To complete the major part of additional facilities, works for the 50m x 40m beach front sun deck and its link with the main lobby (Marina Walk) have been started and will take approximately three months to complete. Together with the beach front sun deck, two dip pools will be provided.

Finance
New finance package has been signed with Kiatnakin Bank to facilitate the construction of additional facilities namely; i) Sun deck and two swimming pools on the beach front. ii) The 25m x 10m swimming pool between main tower and beach front villas.
With the more optimistic outlook of Pattaya’s property market, we have started to become active again promoting the sales of remaining units in the tower and launching the beach front units.
Neighboring Developments:
Because the property market is showing signs of picking up, a few projects e.g. Reflections and White Sand Beach which had been slowed down are becoming active again.

Message from La Royale Condominium Juristic Committee
It would seem that we are coming to the end of the “high season” and very shortly many European Owners will be leaving La Royale to return to their homelands to enjoy their summer season. We wish you all safe journeys and look forward to welcoming you back to La Royale later in the year.
For those of us who are staying we have some interesting times ahead. You will have noted that Wise Power has now received additional funding to complete Phase II which will involve the Marine Walkway and the building of the beach sundecks and pools. This is going to be an exciting project and when completed will give a whole new look to La Royale in general. Once the entire area is finished and cleaned up it will look so much more attractive and hopefully will attract potential new buyers for both the Tower and Beach units.
A lot of work has been carried out on the “back” units and they are starting to look good at least from the outside and once they are given a new coat of paint will certainly make that part more appealing. We have asked Wise Power to make an extra effort to install ceilings and windows on the lower floors of the Tower as presently it does not look very attractive when looking at the Tower from the beach area.

With the political situation gradually going back to normal, we do see more activities in the Pattaya real estate market. Many projects have been launched recently. And enquiries from interest of either purchasing or leasing into our project have increased. I do forecast a real estate boom in Pattaya. The recent opening of Central Festival Plaza and Centara Resort, along with many other new hotels, restaurants, entertainment places that are geared not only to Expats but to Thais as well, it has stimulated a shift of visitors (investors) to Pattaya. The market place is transforming to become both Expats and Thai friendly!
Pattaya has everything in place: it is only an hour away from a major metropolitan city/world capital, the international airport is just an hour away, plus, the Eastern Seaboard growing with companies who are bringing in Expats and Thai investors. The long term growth of Pattaya is outstanding. The opportunities are excellent with the products that are being offered. The demand should continue to rise.
Back at La Royale Beach, the construction of additional facilities will further improve the attractiveness of our project. I hope the transformation of our project will go smoothly into fruition and all of us will be able to enjoy the benefit from the rise in our project’s asset value.
