Dear La Royale home owner

This email is to advise all home owners in La Royale Beach Condominium of the up coming process for the completion of units in the development

At present the La Royale are completing all paperwork for the issue of the house documents. We have already had notice that the numbers for our units will start with 335/xx. This step should be complete by end of January 2008.

During the same time the actual Occupation permit is applied for. This should be complete before the end of February 2008.

Once we have Occupation permit in hand then we apply for the final title deeds to be issued. This process has actually started already and the local land office is currently measuring all units so we are well prepared for the issuance of these documents. We would expect to have all title deeds in hand by March 2008. At this stage we will start to notify all owners to come and view their specific units and complete quality checks etc. Transfer of actual units will most likely start in March 2008 and continue at your convenience through to July 2008.

The first units to be complete will be between the 5th to 20th floors. Should you have a specific need for your apartment early, please advise us and we can concentrate work on particular units. The actual common areas including gardens, swimming pools, office areas will be complete in line with the first available apartments.

Again we are extremely sorry for the lack of communication regarding the on going progress of the project but please rest assured that the development is on track to be finished 1st quarter 2008 and is proving to be a very good investment in the re-sale market. Also we predict the units will offer very healthy rental returns. Rest assured that we as the developers are working around the clock to minimize delay in completion.
